Jeff Small, Jr | Chairman and Chief Executive Officer of MDH Partners
Jeff is the Founder and Chief Executive Officer of MDH Partners. In addition to handling the strategic direction of the Company and the underwriting of its deals, he manages the relationships with its investors and lenders. He was one of the principal advisors to the Blackstone Group in its $2 billion, 45 million sq. ft. acquisition of industrial properties and the formation of IndCor, one of the country’s largest industrial companies. As a significant equity holder and board member of IndCor, he continues to advise Blackstone.
Prior to founding MDH in 2005, Jeff was the former President and CEO of M.D. Hodges—an Atlanta-based development company with over thirteen million sq. ft. of properties. He was with the company over eleven years, and in the eight years that he was CEO, he planned and directed the development of over four million square feet of office and industrial buildings, acquired two million square feet of properties, and repositioned, developed, and/or sold 1600 acres of commercial and industrial land and 4,000 acres of timber land.
Jeff orchestrated the sale of Hodges to Blackstone Real Estate Advisors in 1999, reorganized the tax and corporate structures of the company, guided the transformation of the company from a family business into an institutional one, established an office development division, overhauled the company's marketing strategy, and expanded the company's operations into Nashville. In 2004, he directed the sale of Hodges again to ING Clarion, resulting in an IRR of over 26% to Blackstone. He is the grandson of M.D. Hodges, the founder of the company that bore his name.
Prior to joining Hodges, Jeff practiced corporate law at the Atlanta law firm King & Spalding. He is a magna cum laude graduate of Harvard Law School and a summa cum laude graduate of Yale University. He also holds a Masters in Religious Studies from Oxford University in England. Jeff is a published author of the critically-acclaimed suspense novel, The Breath of God. He serves on the Board of Trustees of The Westminster Schools and Trinity School in Atlanta and General Theological Seminary in New York. He also serves on the boards of IndCor, a Blackstone company, and First Century Energy, a green-energy company focused on the commercial real estate sector. He lives in Atlanta with his wife and daughter.
Michael Pelt | President and Chief Operating Officer of MDH Partners
President and Chief Operating Officer of MDH Partners, oversees day to day operational issues for the organization, compliance with joint venture and lender requirements and the management of the properties. He is the former Chief Investment Officer and President of the Office Division of M.D. Hodges. He directed the development of the company's 416 acre mixed-use office park, Huntcrest, and has been responsible for the development and sale of 340 acres of office, retail and residential land. In this capacity, he negotiated a $50 million joint venture with Duke Realty for the development of three mid-rise Class A office buildings, and he developed one single-story spec office building for Hodges' portfolio. As Chief Investment Officer, he directed the acquisition of a 600,000 square foot industrial building in Nashville, TN which was purchased out of bankruptcy.
Prior to joining Hodges, Michael was Vice President of Marketing and Development for Technology Park/Atlanta where he oversaw marketing and development of a large mixed-use office development in Buckhead called Lenox Park. He also began his career with Arthur Andersen&Co.
Michael is the former President of the Georgia Chapter of NAIOP and former instructor for the CCIM Institute. He is a licensed real estate broker in Georgia. Michael holds a BBA degree from the University of Georgia and a Masters of Science in Real Estate from Georgia State University.
Phillip Hight | Partner
Phillip Hight is a Partner with MDH Partners whose primary duties include sourcing acquisition opportunities and marketing for the Company. Prior to joining MDH Partners, Phillip was a Senior Leasing Agent at M.D. Hodges. His responsibilities at MD Hodges included leasing and marketing a portfolio of 13 Million square feet of industrial space in Atlanta, acquisition and site selection, and building and land sales. While at M.D. Hodges, Phillip completed over $50 Million in lease and sales transactions. Prior to joining M.D. Hodges, Phillip was with Advantis GVA for 3 years working as a real estate broker focusing primarily on industrial tenant representation. Phillip is actively involved with NAIOP and the Atlanta Commercial Board of Realtors. He served as President of NAIOP Georgia in 2010 and Chairman of the YCR Board of the Commercial Board of Realtors.
Phillip holds a BBA in Finance from the University of Georgia with a minor in Spanish. He lives in Virginia Highlands with his wife and three children.
