
Jeff Small, Jr, Chairman and Chief Executive Officer of MDH Partners, is the former President and CEO of M.D. Hodges. He was with the company over eleven years, and in the eight years that he was CEO, he planned and directed the development of over four million square feet of industrial buildings, acquired two million square feet of buildings and 300 acres of land, repositioned and sold 1300 acres of commercial and industrial land and 4,000 acres of timber land.
Jeff orchestrated the sale of Hodges to Blackstone Real Estate Advisors in 1999, reorganized the tax and corporate structures of
the company, guided the transformation of the company from a family business into an institutional one, established an office development division, overhauled the company's entire marketing strategy and expanded the company's operations into Nashville. In
2004, he directed the sale of Hodges again to ING Clarion, resulting in an IRR of over 26% to Blackstone. He is the grandson of M.D. Hodges, the founder of the company which bears his name.
Prior to joining Hodges, Jeff practiced corporate law at the Atlanta law firm King & Spalding. He is a magna cum laude graduate of Harvard Law School and a summa cum laude graduate of Yale University. |

Michael Pelt, President and Chief Operating Officer of MDH Partners, is the former Chief Investment Officer and President of the Office Division of M.D. Hodges. He directed the development of the company's 416 acre mixed-use office park, Huntcrest, and has been
responsible for the development and sale of 340 acres of office, retail and residential land. In this capacity, he negotiated a $50 million joint venture with Duke Realty for the development of three mid-rise Class A office buildings, and he developed one single-story spec office building for Hodges' portfolio. As Chief Investment Officer, he directed the acquisition of a 600,000 square foot industrial building in Nashville, TN which was purchased out of bankruptcy.

Michael was Vice President of
Marketing and Development for Technology Park/Atlanta
where he oversaw marketing and development of a large mixed-use office development in Buckhead called Lenox Park. He also began his career with
Arthur Andersen&Co.
Michael is the former President of the Georgia Chapter of NAIOP and former instructor for the CCIM Institute. He is a licensed real estate broker in Georgia. Michael holds a BBA degree from the University of Georgia and a Masters of Science in Real Estate from Georgia State University.

Phillip Hight, Partner, prior to joining MDH Partners, Phillip Hight was a Senior Leasing Agent at M.D. Hodges for approximately 5 years. His responsibilities at MD Hodges included leasing and marketing a portfolio of 13 Million square feet of industrial space in Atlanta, acquisition and site selection, and building and land sales. While at M.D. Hodges, Phillip completed over $50 Million in lease and sales transactions. Prior to joining M.D. Hodges, Phillip was with Advantis GVA for 3 years working as a real estate broker focusing primarily on industrial and office tenant representation. Phillip is actively involved with NAIOP and the Atlanta Commercial Board of Realtors. He has served on several committees within these organizations and is currently on the board the Georgia Chapter of NAIOP.
Phillip holds a BBA in Finance from the University of Georgia with a minor in Spanish. He lives in Virginia Highlands with his wife and son. |
